On the west and east side, the proposed extension directly connects to the existing stock from the fifties.
By using the northeast corner of land, the part of the property along the Achenfeldstraße can be kept free of buildings. Without disturbing the business, it will be possible to accommodate substantial extensions and directly connect them to the existing access routes of the new building. The existing stock will be tested and improved in terms of energy. We propose addressing both the existing and the newly built together. With this joint approach we have creatively reinterpreted the site-specific typology of continuously attached gable-roof houses. A highly variable roof landscape is created that organises the buildings. This roof landscape also covers a part of the large entrance courtyard and clearly marks the main entrance. The hand-made wooden roof construction, which lets through light, harmonizes with the other design elements of the new-built structure: Facades are fashioned in wood, the typical local building material, and traditional cladding is developed further into a modern slat façade. The deep and continuous covering strips integrate the large window areas of the meeting rooms, as well as the existing windows, into the calm image of the façade. The different layers of the façade allow for the invisible integration of sunshades and the façade can be perfectly optimized in terms of building physics. Depending on one’s perspective, the façade appear open or closed in nature. Not only do the facade and the roof landscape form a contribution to contemporary building practices within a historic context - or to the desired preservation of local character of Garmisch-Partenkirchen – but the design is also a contribution to the use of renewable raw materials and resources, especially for large-scale office buildings. The highly insulated building envelope ensures low energy consumption. And remaining required energy provision will be entirely realised with renewable resources. The proportion of the façade that opens changes according to the orientation to the sun and it can be optimized in terms of passive solar heating in winter or heat protection in summer.
